BMW heiress Johanna Klatten lays down $4 million in the Birds

Back in 2011, Jennifer Aniston sold her Trousdale Estates mansion for $35 million and promptly became homeless for a period of several months. Well, sort of. She owns other real estate — a large house in the Bird Streets and a luxury apartment in Manhattan — but she couldn’t live in either of those other residences. The Bird Streets house has long been used as office space for her “people”, and the Manhattan apartment — well, that’s in New York. And Ms. Aniston lives in LA.

Rich people problems, we suppose.

To rectify this horrifying real estate nightmare, Ms. Aniston and her then-boyfriend Justin Theroux rented a petite cottage in the Birds, where they bunked up for at least six months. And after she bought her current home — a $21 million Bel Air mid-century — said wee cottage was sold for $2,800,000 to a non-famous married couple. Sadly, as so often happens, that couple eventually divorced. Their house was sold off for $4,050,000 earlier this month (June 2018).

The new owner, y’all might be interested to know, is a young woman from Munich, Germany named Johanna Klatten. Yolanda is not certain how old our gurl is, but we’d guess somewhere in her early 20s. And while her name probably doesn’t ring any bells to y’all Yanks, she comes from one of the world’s wealthiest families. Her mother, you see, is Susanne Klatten, Germany’s famous “BMW heiress” — and the country’s wealthiest woman. Her net worth of $22.5 billion also makes her the world’s 38th richest person, according to Forbes. Together, she and her younger brother Stefan Quandt own nearly 50% of the Bavarian automaker.

Despite their vast wealth — or maybe because of it — the Klatten clan is notoriously press-shy, and thus we know little about young Miss Klatten’s early life or background details. We do know, however, that she has two siblings (names and ages unknown to Yolanda).

We also do not know why Miss Klatten is moving to LA. Maybe she’ll give us a holler and let us know, but until then Yolanda will have to invent a reason. Does she desire to become a famous actress? No, no — far too cliché. She is actually here to tell all you BMW drivers to stop being assholes. Seriously! We know you BMW-driving hooligans are out there reading this. We see you. And to that young dude in the black Beamer who cut us off on our way to the Pic ‘n Save this morning, Yolanda is holding a single manicured finger up at our computer screen right now, and it ain’t our thumb. Just for you!

Remember, Miss Klatten also sees your assholery and she is not pleased.

The wee bachelorette pad spans sits on a petite .19-acre lot, and the residence was built in 1949 with 2 beds and 2 baths in just 1,957-square-feet of living space. However, the house is located on what is arguably the most expensive Bird Street of them all — more on that in a minute — so that’s the reason for the $4+ million pricetag. Naturally, the house is completely walled, gated, and camera-watched for privacy and security.

The house appears very ordinary from the front driveway — it’s a single-story and built in a ranch style, with a front-facing two-car garage. That garage, incidentally, is no longer a garage — the previous owners converted it into a family room/office situation. Unless she wants to do a bit of remodeling, Ms. Klatten will have to park her automobile in the gated driveway, which can accommodate two vehicles. (Yolanda imagines that Ms. Klatten drives a BMW, but it would be kinda funny if she rolled up in a Benz one day just to make all the neighbors squawk!)

But the interiors have been nicely redone with hardwood floors, and the formal living and dining rooms have vaulted ceilings to keep things light and bright. Rows of French doors open to the simple rectangular pool, which features an inset spa.

The master suite also has French doors accessing the patio, and the master bath has a built-in soaking tub and glassy shower. The backyard is terraced and has separate brick and wood decks for outdoor lounging and/or dining. Although homes in the Bird Streets are renowned for their “jetliner” views of LA — that’s the reason houses up here sell for $20 and $30 million — this particular pad doesn’t have the greatest vistas. Poor Ms. Klatten will have to lean far out over her balcony and dangerously crane her neck to even see the Century City skyline and the Pacific Ocean!

But it’s still plenty nice for a starter home.

So the stories go, Miss Klatten’s parents live fairly modestly in Munich, but her mother’s family has a billionaire-worthy baller estate on Côte d’Azur, in the south of France.

Specifically, the mammoth oceanfront villa is situated in Juan-les-Pins, Antibes, and features a mega-mansion main house, a guest/guard/staff structure of some sort, extensive lawns and gardens, a tennis court, and a pool big enough to swallow up Miss Klatten’s new Bird Streets house in its entirety.

Speaking of the Birds, Miss Klatten’s residence is located on what is often considered to be the best Bird Street of them all. As such, her neighbors are all very, very rich. Directly across the street from her is a towering contemporary mansion that was purchased for $39 million way back in November 2012, an amount that remains the most ever paid for a Hollywood Hills house. The buyer was Jho Low, a fugitive wanted on international money-laundering charges. For the last two years, Mr. Low has been running around the globe, hiding from investigators. Meanwhile, his LA mansion sits vacant and neglected.

Right next door to Mr. Low are two more large mansions, both currently owned by Walmart heiress Sybil Robson Orr, who purchased them for a total of $36.5 million in 2011 and 2012. Both of those homes are also vacant and undergoing major construction.

Across the street from Mrs. Robson Orr is the longtime compound of Oscar-winning actor Leo DiCaprio. By the by, Mr. DiCaprio just spent almost $5 million earlier this month to buy one of his next-door neighbor’s houses in a secret off-market deal. That acquisition means he now owns four adjacent parcels of Bird Streets land, and his compound is one of the largest in the neighborhood.
